Buying a Foreclosure Property, here are some of the reasons why it would be a good idea to buy during coming winter months


If you ask any real estate expert about when the home buying season is, they will usually reply that it is during the spring/summer months. But if you think about it, the winter months actually offers buyers additional advantages, especially if distressed homes are being considered.

Here are some of the reasons why it would be a good idea to buy during coming winter months:

- Distressed properties owners, especially those in pre foreclosure or looking to sell via short sale, are more motivated to sell in order to avoid the added utility costs as well as maintenance expenses incurred during the cold months.

- There would be fewer home buyers on the prowl and it is certainly the perfect time to make low-ball offers.

- Mortgage rates are expected to remain at low levels and, with the cheap home prices, affordability will never be an issue.

- For occupied homes, buyers can check the heating system and how the home holds up in cold weather.

- Moving into a new home during the holidays will certainly make the season more festive.

Of course, there are certain drawbacks which you should be prepared for, such as:

- Hidden problems in the distressed home involving the exterior of the home and the plumbing system might not be noticeable during the cold months. Make sure you hire a professional inspector who is experienced in looking for such problems.

- Moving during the busy holiday can be stressful. You should make sure the move is organized and systematic.

- Delays in paperwork because of the holidays can be frustrating. Keep all lines of communication open with both the seller and your realtor to minimize these delays.

The housing market during the winter months might not feature robust activity compared to the spring season. But it is certain, home buyers will be pleasantly surprised with the unique advantages it offers
